Building an independent house is a long project, and knowing the stages of house construction helps you plan money, time and decisions. Here is the usual order for homes in Karnataka.
1. Planning and approvals
Site survey, soil test, architectural drawings, structural design and building plan approval from your local authority (for example BBMP or BDA in Bengaluru, or the local municipality or panchayat elsewhere). Do not start work before approval.
2. Foundation
Excavation, footings, plinth beams and plinth filling. The structural engineer's design decides depth and steel. Anti-termite treatment is usually done at this stage.
3. Structure (RCC frame)
Columns, beams and slabs floor by floor. Plan the lift shaft, staircase and duct openings now; changing them later is very difficult.
4. Masonry
Brick or block walls, door and window openings, lintels. Confirm every door and window size at this stage.
5. Plumbing and electrical (first fix)
Concealed pipes and conduits go into walls and slabs before plastering. Mark every switch, socket and light point on the drawing first.
6. Plastering and waterproofing
Internal and external plaster, terrace and bathroom waterproofing. Let plaster cure properly; rushing this causes cracks and damp patches later.
7. Flooring, doors and windows
Tiles, marble or granite, then door frames, doors and windows.
8. Finishing
Putty, primer, paint, kitchen, wardrobes, electrical fittings, lights, wallpaper and décor.
9. Move-in
Deep cleaning, final checks and the gruhapravesha. See our housewarming décor ideas.
Where 3D wallpaper fits
Wallpaper belongs to the finishing stage, after plaster, putty and paint have cured. Planning feature walls early helps your electrician place TV and light points in the right spots. Browse 3D wallpapers printed to your wall size, or read the full new house interior checklist.
